Jason's tips on selling:

  • Gather information for the realtor who will be selling your home: Your deed, warranties on appliances, mortgage payment book, tax bills, assessments - all documents related to your home.
  • Show the realtor around your home and speak freely about its features.
  • Talk frankly about price. Discuss, ask questions, then please listen to the advice of your trained, experienced, professional realtor. Together, you can develop a negotiating and selling strategy.
  • Follow your realtor's instructions about preparing your home for showings. He or she will likely have ideas specific to your home.
  • First impressions are the ones that last, so make your home look its best at first glance!
  • Decorating for quicker sale: A coat of paint, new wallpaper, refinishing woodwork. These quick fixes can help considerably.
  • Let the sun shine in throughout your home with clean windows and drapes. Light makes a home seem more spacious. Replace burned-out light bulbs.
  • Don't be a drip. Leaky faucets may suggest a worn-out plumbing system to the potential buyer, when in reality all you need is a $2 washer. Fix the faucet!
  • Little things mean a lot. A squeaky door, a smudge on a wall, a torn piece of wallpaper can create a bad impression. Pay attention to details.
  • Safety first. Remove all booby traps, like skateboards in the hall, dangling extension cords, slip-and-slide throw rugs.
  • Love big closets! Make yours seem large by cleaning away clutter and using bright light bulbs.
  • Bathrooms sell homes, so make sure yours are squeaky clean, and replace any unsightly caulking, etc.
  • Wake up your bedroom by removing clutter and straightening up.
  • Remove odors by setting out a cup of vinegar or activated charcoal. Don't rely on deodorizing sprays - they merely mask odors.
  • By appointment only - let your realtor schedule showings and any "Open Houses."
  • On the day of the showing, do everything possible to make your home appealing on an emotional level. Examples are pleasant smells like cut lemons, fresh flowers, homemade bread or cinnamon can help.
  • Unclutter as much as possible, stowing away excess decorations, furniture, supplies and tools.
  • Put all of your pets outdoors.
  • See the light by turning on all lights in your home to add color and warmth.
  • Silence is golden. Leave the stereo, radio and TV off.
  • Stay in the background and let your realtor handle questions.
  • It's not a garage sale, so don't start talking about selling furnishings.
  • Let the professional talk price if a prospect makes an offer. You've already discussed negotiating strategy with your Realtor®, so let him or her do the job.
